Preventive Maintenance

We offer our clientele preventive maintenance contracts

We offer preventive maintenance (PM) services to our clientele and send out contracts in January typically. However you can sign up anytime of the year and we will send you a contract. For those who sign up for annual services, if they pay for the season in full by January 31st, we offer a 5% discount for the seasonal amount. Please contact us if you are interested in signing up or would like more information on training for in-house PM’s.

In all refrigeration equipment, proper Preventative Maintenance (PM) is a critical element for efficient, cost effective, and the longevity of your equipment.
In all refrigeration systems, we remove heat to make cold. In this heat transfer, the equipment uses a pump (compressor) to pump refrigerant through out the system as well as removes heat through the condenser coil. The compressor needs to be cooled and there needs to be proper air movement across both the condenser coil and the compressor to achieve this. In this process of rejecting heat, it is imperative for good air flow which ultimately creates the need for preventive maintenance. The components get dirty and this dirt needs to be removed for the system to operate efficiently.

Preventive Maintenance = PM

A good PM includes removing all of the debris from the condenser coil. This can and may need to be accomplished via a stiff bristle a brush (to get in between the fins), the assistance of a shop vac, or in extreme cases, a chemical cleaner.

We like to clean the condenser fan motors and blades and we like to use wet wipes for this or in extreme cases a chemical product.

Our PM’s also include a full diagnostic inspection of the critical components beyond the compressor and the fan motors. We inspect the functionality of defrost clocks (if equipped), the evaporator fan motors, the drain tubes, and drain tube heaters. We confirm the evaporator drain heater (if equipped) functions properly and inspect the door gaskets for rips or tears and to ensure they seal properly.

All of these items as mentioned can be done by a trained end user but truthfully should be done by a licensed technician so as not to create other issues such as leaks, fan obstructions, electrical issues, etc.

The frequency of PM’s depends on the usage and environment the equipment is being utilized in. For example, a unit primarily used in a church kitchen will require less maintenance than a unit used in an outdoor farmers market.

We like to encourage a minimum of twice annually and recommend doing them in April and October or “spring ahead” and “ fall back” during daylight savings time changes.

A build up of dirt and debris will greatly hinder airflow to the unit and cause problems.
